Luxury tourism is a fast-growing travel niche all over the world and Croatia is no exception, with premium travel experiences becoming increasingly prized among travelers no matter their income levels.
As public consciousness expands into a better understanding of what provides travelers with the peak value for money the question is: what is truly luxury? And what are some things to watch out for when looking for upscale accommodation, both in Croatia and globally?
To find out, we interviewed Dujo Miočić, CEO of Adriatic Luxury Villas, a Croatian agency specialized in luxury villa rentals and supporting services.

How old is Adriatic Luxury Villas and how has it developed since it started?
Adriatic Luxury Villas was founded in 2017. In the beginning, we worked with around 20 villas, mostly in Dalmatia, and the company grew in a very organic way. From the start, our focus was not only on presenting beautiful properties, but also on building direct and reliable relationships with both villa owners and guests.
Over the years, the catalogue grew significantly and at one point included more than 1,000 villas across Croatia. However, in the luxury segment, more is not always better. We later decided to filter the portfolio and focus more on quality, consistency and long-term partnerships. Today, we work with approximately 600 carefully selected villas across Croatia.
The tourism industry has changed enormously since 2017. New CRM and PMS systems, channel managers, automation tools and artificial intelligence have changed the way agencies work. Today, we can be faster, more precise, and better organized, but I still believe that technology only works if it supports the human side of the business.
The key to our growth has been consistency, strong SEO and digital marketing, but also the personal approach we try to maintain with both guests and villa owners. After almost ten years in this segment, you learn that luxury is not only about beautiful villas. It is about trust, service, accuracy, and the overall experience.
We are currently working on a completely new website and preparing the next phase of growth for Adriatic Luxury Villas, with a stronger focus on quality rather than simply increasing the number of properties.
What detail or amenity is in your opinion the one detail that separates the top level of luxury villas from the rest?
In my opinion, the top level of luxury villas is not defined by any single expensive feature. It is defined by the feeling that everything has been thought through.
Of course, amenities are important. A heated pool, wellness area, sauna, jacuzzi, gym, private chef service or a beautiful sea view can make a big difference. But the strongest villas usually combine privacy, comfort, location and functionality in a natural way.
A villa can look impressive in photos, but the real test comes when the guest arrives. Does the space feel private? Is the outdoor area comfortable? Is there enough shade? Are the bedrooms equally good? Is the villa maintained properly?
For me, privacy is probably the most important element. Luxury guests want to relax completely, especially when travelling with family or close friends. When a villa offers privacy, good design, reliable service and a beautiful setting, then it becomes much more than accommodation.
Being in the luxury travel segment, what are your thoughts on the discussion about Croatia's affordability and value for money?
Croatia is no longer a cheap destination, and I think we have to be honest about that. Prices have increased significantly in recent years, and guests now compare Croatia much more directly with Greece, Italy, Spain, Portugal and other Mediterranean destinations.
In the luxury segment, guests are not necessarily looking for the lowest price. They are looking for value. That means the price has to be justified by the quality of the property, the location, the service, the communication, and the overall experience.
The problem starts when prices grow faster than quality. A guest who pays a premium price expects premium standards. That includes accurate photos, clean and well-maintained villas, professional communication, clear payment terms and no unpleasant surprises after arrival.
I still believe Croatia offers very strong value for money when everything is done properly. We have an incredibly beautiful coastline, clean sea, islands, historic towns, safety and a very relaxed Mediterranean lifestyle. But the market is becoming more demanding, and that is good in the long term because it pushes everyone to improve.
How many villas do you currently have in your catalogue and how are the growth trends?
At the moment, we work with approximately 600 villas across Croatia.
A few years ago, our catalogue was larger, but we made a strategic decision to reduce and filter the portfolio. In luxury travel, the goal should not be to offer everything. The goal should be to offer the right properties to the right guests.
Today, our growth is more selective. We are interested in villas that fit our standards in terms of presentation, maintenance, location, pricing and communication with owners.
The demand for luxury villas in Croatia is still strong, especially from German-speaking countries, the UK, Scandinavia and other European markets. We also see growing demand for larger villas for families, groups of friends, and multi-generational travel.
Another important trend is that guests are becoming more specific. They no longer ask only for “a villa with a pool”. They ask for heated pools, sea views, privacy, child-friendly features, pet-friendly options, wellness facilities or space for remote work. This shows that the market is becoming more mature.
What is the most common concern among travelers looking to book a luxury villa and what can they do to ensure they get a good experience?
The most common concern is trust.
When guests book a luxury villa online, they are often paying a significant amount of money before they ever see the property in person. Naturally, they want to know if the villa really looks like the photos, if the agency is reliable, if the reservation is secure, and if someone will help them if something unexpected happens.
This is why communication is extremely important. A good guest experience starts long before arrival. It starts with clear answers, transparent pricing, realistic descriptions and professional handling of the reservation.
My advice to travelers is to book through a reliable agency or verified platform, read recent reviews, check the payment and cancellation conditions, and ask questions before confirming if anything is unclear. I would also advise guests not to choose a villa only based on photos. Location, access, surrounding area, privacy and local support can be just as important as the interior design.

A good agency should help the guest understand these details before booking. That is where professional advice still has a lot of value, even in a world where everything can be booked online.
What does the future hold for Adriatic Luxury Villas and are you planning to expand to the rest of the Adriatic?
Our main focus is still Croatia. We believe there is still a lot of room for improvement and growth here, especially in the luxury villa segment.
At the moment, we are working on a completely new website and a stronger internal system that should improve the experience for both guests and villa owners. We want to make the booking process easier, faster and more transparent, while keeping the personal approach that has always been important to us.
We will continue investing in direct bookings, better content, stronger technology and international visibility. I believe direct relationships with guests and owners will become even more important in the future, especially as the market becomes more competitive and more dependent on trust.
Regarding expansion to the rest of the Adriatic, we are open to that possibility in the future, but not at any cost. We would only expand if we could maintain the same level of quality, control and local knowledge. For us, reputation is much more important than fast expansion.
Our goal is not to become the biggest villa agency in the region. Our goal is to build a strong, reliable and recognizable brand that guests and owners can trust long term.
